It is a quiet apartment, located above a family house. (For people who want to party, we recommend accommodation in the city centre, not this apartment!)

About the apartment

This is a lovely, spacious apartment right in the heart of Broomhill. It has an open plan style dining & lounge room, with several dorma windows and beautiful views right across Sheffield. It has 2 bedrooms; a bathroom with bath and w.c.; separate shower room; and hallway.

Facilities

Facilities include: digital tv with access to sky, Broadband Internet access, DVD/CD player, new washing machine & dryer, iron/ ironing board, fresh linen, cooking utlities, fridge/f freezer, oven & hob, microwave, kettle & toaster, central heating, and weekly cleaning service. Off-street parking is available on request. Please note there is no telephone in the apartment.

Access

The apartment is located above a family Victorian home, with separate and secure access via two flights of stairs. It is not suitable for wheelchair users, nor visitors wanting to party.

The apartment is on Ashgate Road, Broomhill. It is less than a minutes walk from fruit shops, coffee shops, supermarkets, restaurants, pubs, and many other shops. Just five minutes walk away is the Hallamshire Hospital and the University of Sheffield.

Nearby

Attractions closeby include the Botanic Gardens (5 minute walk), Ecclesall Road with its many boutique shops (15 minute walk), and Sheffield city centre (10 minute walk), with the Peace Gardens, Winter Gardens, and Millenium Galleries. Just a short drive away is the beautiful Peak District with attractions such as Chatsworth house and some of the UK's most beautiful villages.

Transport

The supertram is a five minute walk away, and it connects to both the train and bus stations. A bus stop is just one minute walk away, and you can be in the city centre in under ten minutes. The apartment is about a 15 minute taxi ride from the train/bus station.

Manchester Airport is 40 miles west of the city, East Midlands Airport is 43 miles south, and Leeds Bradford Airport is 44 miles north.

How do I book?

All you need to do is check availability and reserve on line. Alternatively, telephone or email us to check availability. We will then contact you as soon as possible to confirm availability and arrange payment.

How do I know my booking is confirmed?

Submission of a reservation is not a confirmation of a booking.
A booking is only accepted and confirmed when we take payment.
When is check in & check out?
Check In is any time after 2pm. Check out is 11am. Please ask if you require different times and we will try to accommodate.
How do I collect my keys?
Once your booking is confirmed, we will give you instructions on key collection.
What do I need to know about payment? All rates are per apartment and are in UK Pounds Sterling. All rates are exclusive of VAT and services. VAT charged at 15% for the first 28 days consecutive and then 3.5% thereafter. All rates are valid until December 2008.

Minimum 2 consecutive night stay. For stays longer than 2 months, lower rates are possible.

Zydec Properties invoice for all reservations at the point of booking confirmation, and payment must be taken before the booking is confirmed.

Where a reservation is more than two months in duraction, the first two months will be invoiced initially and any subsequent period invoiced on a monthly basis, no more than a month in advance.

Zydec Properties accept payment in Sterling and provides its clients with two ways to pay: direct bank transfer or cheque.

What if I don’t turn up for my booked apartment?
Any failure to turn up or to occupy an apartment classified as a cancellation and no refund is due whatsoever.
Do I need a deposit?
For bookings of less than one month, a payment equivalent to the charge is required at the time of the reservation. For bookings of one month and above, a deposit equivalent to a minimum of one month’s rental charge is required at the time of the reservation. The balance of the charge is to be paid as notified to you by Zydec Properties in writing.
Are there any extra costs?
You are liable for any damage or breakages caused by you or your visitors to the apartment and/or the common areas of the building that the apartment is situated in.

Can I cancel?

Notice of cancellation is required 14 days prior to arrival. There is a cancellation charge for bookings cancelled less than 14 days prior to arrival. If you cancel less than 14 days before arrival you will be charged a maximum of three days apartment charge. For stays of 1 to 6 days you will be charged only 1 day. For stays of 7 or more days you will be charged the maximum charge of 3 days accommodation.

Are there any special conditions?
No parties are permitted in the apartment, and no loud noise is acceptable after 11pm.
This is a non-smoking apartment.


Zydec apartments are now closed and only accepting long term leases.
